  • Below-ground living space conversions
  • Garage-to-room conversions (integral & detached)

Conservation Areas, Listed Buildings & Permitted Development

Bath is one of the most planning-sensitive cities in England. Any structural addition — even within permitted development limits — must respect the city's heritage character. We work closely with the BANES planning department and, where required, specialist heritage consultants to ensure your project is approved first time. We manage all pre-application enquiries, drawings coordination, and building regulations submissions as part of our service.

  • Pre-application planning advice and BANES liaison
  • Conservation area and Article 4 Direction compliance
  • Listed Building Consent applications where required
  • Party wall surveyor coordination and award management

“James and his team were brilliant, all the guys were friendly and respectful of my property and James had incredible vision for our garden landscaping - the garden looks enormous now and is so much more usable. Will be using them again on the next house!”

Common Questions

Structural Builds FAQs

What counts as a structural build?

Anything that changes how a property's load is carried or adds a new structure entirely — house extensions, loft conversions, new builds, basement and garage conversions, and any wall removal that needs structural steel. If it needs Building Regulations sign-off, it's structural work in our terms.

Do you install structural steel (RSJs) for open-plan conversions?

Yes — RSJ and steel beam installation to remove load-bearing walls is one of our most common jobs, particularly for open-plan kitchen-diners in Victorian and Edwardian terraces. It's specified by a structural engineer, signed off by Building Control, and included in the fixed-price quote.

Can you build a new house from scratch?

Yes — full new build construction from groundworks and foundations through to completion, including plot assessment, planning management, and structural design. It's a smaller share of our work than extensions and conversions, but it's a core capability, not a one-off.

Do you handle basement and garage conversions?

Yes — both are structural conversions in their own right. Basement conversions need waterproofing (tanking) and structural underpinning assessed properly before work starts; garage conversions are usually more straightforward but still need Building Regulations compliance for insulation, damp-proofing, and often a change of use consideration.

Who signs off on structural work — do I need a structural engineer?

Yes, for anything load-bearing, and we arrange this as part of the project rather than leaving you to find one separately. The engineer's calculations go to Building Control for sign-off, which is what protects you (and any future buyer) when the work's eventually checked or the property's sold.
